๐จ Vancouver Homeowners โ Important Tax Deadlines! ๐จ
Avoid late fees by marking these dates in your calendar.
๐ก PROPERTY TAX (City of Vancouver)
โ๏ธ Advance / Interim Tax: due early February
โ๏ธ Main Property Tax: due early July
โ ๏ธ Late payments = 5% penalty, plus another 5% after September
๐ EMPTY HOMES TAX
โ๏ธ Home Declaration Deadline:early February
โ๏ธ You must declare every year, even if you live in the home
โ๏ธ Who must do it: Every residential property owner on title in the City of Vancouver. If there are multiple owners, only one declaration is submitted per property, but all owners are jointly responsible for making sure itโs done.
โ No declaration = home treated as vacant โ 3% tax on assessed value
๐ HOW TO AVOID PENALTIES
โข Pay on time (online banking, MyVanConnect, or bank branch)
โข Submit your Empty Homes Declaration before the deadline
โข Claim your Home Owner Grant by the July property tax deadline
โข If you didnโt receive a notice โ youโre still responsible
